Our Process

Residential Design/Build

1) Initial Meeting / Design Contract

At the initial meeting we will gather data about the client’s building lot, desired home style and size, budget and any special features wanted. Within 3-5 business days, the client will receive a rough estimate for the building costs and fees for the project. A design proposal will be presented with an estimate of associated costs along with an estimate of the time frame to complete the design. A deposit of 25% of the design contract will be required at the time of signing.

2) Design Development

Springhaus D + B building designer will meet with client to gather more in depth data about the desired home design (programming). Designer will then create floor plans, elevations and renderings, taking into account the program and budget for the home. This phase typically takes 2-4 months to finish. At the end the customer signs off on the drawings.

3) Construction Contract

Utilizing the approved drawings, allowances for all building costs will be estimated and presented to the customer. Springhaus D + B management fee will be also calculated and broken into monthly payments, with the first payment due upon signing of the construction contract.

4) Construction

The project manager will pull necessary permits and engage all site activities with our sub contractors. Depending on the size of the project, this phase can take between 8-18 months to complete. In the early weeks of this phase, customer will visit with suppliers to narrow down selections for materials such as flooring, doors, windows, cabinets, counter tops, appliances and so forth.

5) Move In!

Residential Remodel

A design proposal will be presented with an estimate of associated costs along with an estimate of the time frame to complete the design. A deposit of 25% of the design contract will be required at the time of signing.

Springhaus D + B building designer or interior designer will meet with the client to gather more in depth data about the desired remodel (programming). Designer will then create floor plans, elevations and renderings, taking into account the program and budget for the project. This phase typically takes 1-2 months to finish. At the end the customer signs off on the drawings.

3) Construction Contract
